How bank auctions work

Find a property

Banks sell properties of borrowers who could not repay their loans. We collect their public sale notices so you can search them in one place.

Inspect and pay the EMD

Visit on the inspection date, check the documents, then pay the earnest money deposit (usually 10% of the reserve price) before the deadline.

Bid online

Bid on the bank’s e-auction website at the auction time. If you are the highest bidder, the bank confirms the sale and you pay the balance.

Questions buyers ask

Is this service free?

Yes. Browsing listings and asking us questions on WhatsApp is free.

What is the reserve price?

The lowest price the bank will accept. Bids start at or above it.

What is EMD?

The earnest money deposit you pay before the auction to take part. It is refunded if you do not win.

What is the difference between physical and symbolic possession?

With physical possession the bank holds the keys and can hand the property over. With symbolic possession the bank has legal possession but someone may still occupy it, which can delay handover.

Why did a listing disappear?

Listings are removed automatically 24 hours after the auction ends, or earlier if the bank withdraws the auction.
